Introduction- A Note from Gilbert

The first quarter of this year has reinforced how quickly the project landscape across NSW is shifting.

It is not just the volume of work that has changed, but how projects are being approached.

We are seeing a clear increase in early-stage discussions around feasibility, planning constraints, and long-term performance. Clients are becoming more aware that early clarity directly impacts cost, timelines, and overall outcomes.

At the same time, projects are becoming more layered. Planning controls, consultant coordination, and operational requirements are intersecting earlier, changing when and how key decisions need to be made.

What We’ve Been Working On

Across Q1, our focus has been on helping clients navigate complexity early and translate it into clear, buildable outcomes.

Residential Developments (Apartment Building & Subdivision)

These projects required balancing yield expectations with planning controls and site constraints.

Our approach focused on:

  • Structuring efficient layouts within realistic compliance boundaries

  • Aligning design decisions with approval pathways early

  • Reducing redesign risk through upfront planning clarity

Child Care Centres

Child care projects continue to demand a high level of coordination between compliance requirements and day-to-day operations.

We worked closely with stakeholders to:

  • Develop layouts that support supervision, access, and circulation

  • Integrate regulatory requirements without compromising usability

  • Improve spatial efficiency while maintaining compliance

Industrial Facilities

Industrial developments remain highly sensitive to access, circulation, and operational flow.

The focus was on:

  • Aligning building placement with vehicle movement and loading requirements

  • Maximising usable site area within planning constraints

  • Coordinating early to minimise disruption during approvals and construction

Remedial Projects

Remedial work requires a different approach - working with existing conditions rather than starting from a blank slate.

Our focus has been to:

  • Identify root causes, not just surface issues

  • Address compliance gaps early

  • Introduce practical design solutions without overcomplicating delivery

Across all sectors, the consistent priority has been:

  • Smarter layouts shaped by real constraints

  • Clear navigation of compliance requirements

  • Cost-aware planning that supports both delivery and long-term use

What We’re Seeing Across Projects in NSW

A consistent pattern is emerging across commercial and industrial projects:

  • Planning approvals are taking longer, requiring more detailed upfront consideration

  • Site constraints are having a greater impact on usable area than expected

  • Operational requirements are shaping layouts earlier in the design process

  • Projects without early feasibility often face avoidable redesign and delays

These are not new challenges, but they are becoming more pronounced. The difference now is timing, when these factors are addressed has a direct effect on project efficiency.

What We’re Focusing On Moving Forward

Our priority is to strengthen how early-stage decisions are made and supported.

This includes:

  • Deeper feasibility reviews before design progression

  • Clearer alignment between client objectives, planning controls, and operational needs

  • More structured coordination with consultants from the outset

  • Design decisions that prioritise buildability, not just approval

The goal is simple, reduce uncertainty early so projects move forward with greater confidence.

Education & Industry Engagement

We are increasingly working with client teams beyond project delivery.

Perfect Square Design Director, Gilbert Sayegh, is available to deliver practical sessions for:

  • Strata groups

  • Real estate teams

  • Developers and asset owners

These sessions focus on:

  • Understanding planning controls and site constraints

  • Identifying risks before design begins

  • Making more informed project decisions early

This is not theoretical - it is based on real project experience within the NSW environment.

Looking Ahead

As projects continue to become more complex, the value of early clarity will only increase.

For commercial, industrial, and regulated-use developments in NSW, the earlier key decisions are addressed, the more control you retain over cost, time, and outcomes.

If you are planning an upcoming project or considering your next move, we welcome the opportunity to start a conversation.
